  • Create a YourSpace247 & YourSearch(es)
  • Limited updates & document postings as appropriate
  • With general comments in the posts
  • Showings set with standard Buyer Agreement of Understanding for our file at that time – retainer not required.

OPTION 3 With contact info, Interests Survey feedback, pre-approval letter &/or other proof of ability to purchase, and a Buyers Agreement of Understanding, we will:

  • Create a YourSpace247 & YourSearch(es)
  • Give specific comments about property posts
  • Give access to a number of video tours that show the lake/road views of the streets surrounding the lake
  • And you’ll have access to more in-depth data on the properties of potential interest postings

OPTION 4 With contact info, Interests Survey feedback, pre-approval letter &/or other proof of ability to purchase, a Buyers Agreement of Understanding, and retainer of $295 we will:

    • Consultations & income tax preparation by one of a number of CPAs/ accountants we have agreements with.

      • Pre purchase consultation fees rebated at close of escrow
  • Access property information that sellers prefer a ‘level of privacy’ on, and/or ‘coming soon’.

Buyer Agreement Options Outline:

  • NO CHARGE:
    • Counsel to get documented pre-approval/proof of funds, required prior to scheduling inspections and making offers
    • Counsel buyer in sorting Wants/ Needs/ Timing based on ability and other constraints
    • Schedule & attend showings w/buyer
    • Customer/client posting directly into site for any reason, e.g: approval letter(s), properties of interest, etc.
    • Broker posting directly into site: e.g. properties of interest – sold/on market
    • Feedback on value, income & property tax issues, and future marketability prospects on properties of interest
    • Online accessible document flow history/ facilitation options
    • Preparation / presentation / negotiation of purchase offer packages for property inspected options
    • Schedule assist with appraisals/ inspections
    • Communications w/ co-broke office, lender, title company, inspectors, appraisers as needed.
    • Review closing documents presale ( on request )
    • Attend closing with buyer(s)
    • Sale/Purchase report document set for assessor ( on request )
    • Annual Review – standard 1040 tax preparation ( basic forms – excludes business activities )
  • YourSpace247 access may be terminated at any time:
    • I our office feels the customer/client is taking an illegal or imprudent course of action &/or
    • Has not retained us with retainer fee &/or
    • Utilizes another brokerage/agent &/or
    • Ceases returning communication in a timely manner/ or as previously established.

Please note: If you’ve “inquired on a property” through another Brokerage &/or have agreed to work with another agent, please disregard our offers of service for the duration of your engagement. We are glad to help you with any property in Michigan & Florida as well as nationwide referral screening unless you’ve initiated servicing with another Realtor.
