OPTION 2 With full contact information – buyer(s) full name/ email/ phone – and Interest Survey Feedback (optional pdf format) feedback, pre-approval letter &/or other proof of ability to purchase, we will:

  • Create a YourSpace247 & YourSearch(es)
  • Limited updates & document postings as appropriate
  • With general comments in the posts
  • Showings set with standard Buyer Agreement of Understanding for our file at that time – retainer not required.

OPTION 3 With contact info, Interests Survey feedback, pre-approval letter &/or other proof of ability to purchase, and a Buyers Agreement of Understanding, we will:

  • Create a YourSpace247 & YourSearch(es)
  • Give specific comments about property posts
  • Give access to a number of video tours that show the lake/road views of the streets surrounding the lake
  • And you’ll have access to more in-depth data on the properties of potential interest postings

OPTION 4 With contact info, Interests Survey feedback, pre-approval letter &/or other proof of ability to purchase, a Buyers Agreement of Understanding, and retainer of $295 we will:

  • Post properties of interest to the PROPERTIES area
  • Give specific comments about the posts

  • Give access to photos of each and every address from the water and street side

  • Get credit at close of escrow for 10% of our office brokerage fee including:
    • First, a $495 instant rebate of your retainer at close of escrow
    • Then, designate a charity we support or …
    • Take the balance for toward services, current examples include:
    • Consultations & income tax preparation by one of a number of CPAs/ accountants we have agreements with.
      • John, Dave, Larry, Paul, as well as others or one you now use.
      • Pre purchase consultation fees rebated at close of escrow
  • Access property information that sellers prefer a ‘level of privacy’ on, and/or ‘coming soon’.

Buyer Agreement Options Outline:

  • NO CHARGE:Anibal Group LLC Lake Shannon
    • Counsel to get documented pre-approval/proof of funds, required prior to scheduling inspections and making offers
    • Counsel buyer in sorting Wants/ Needs/ Timing based on ability and other constraints
    • Schedule & attend showings w/buyer. Feedback offered may include questioning buyer and highlighting pros & cons from our perspective.
    • Customer/client may post 24/7 to directly into YourSpace247 e.g: approval letter(s), properties of interest, etc.
    • Broker posting directly into YourSpace247 site: e.g. properties of interest – sold/on market, docs, checklists, spreadsheets, tax papers, closing preview packet, etc.
    • Feedback re: value, income & property tax issues, future marketability prospects, etc
    • YourSpace247 accessible document flow history
    • Preparation / presentation / negotiation of purchase offer packages
    • Schedule assist with appraisals/ inspections/ contractor quotes
    • Communications w/ co-broke office, lender, title company, inspectors, appraisers, tax accountant, etc as needed.
    • Avail &/or jointly review pre closing documents (on request)
    • Attend closing with buyer(s)
    • Review the Sale/Purchase assessor report, opinion on options (on request)
    • Annual Review – standard 1040 tax preparation (basic forms – excludes business activities)
  • YourSpace247 access may be suspended if:
    • We feel the customer/client is taking an illegal or imprudent course of action &/or
    • Has not retained us with retainer fee &/or  Utilizes another brokerage/agent &/or
    • Ceases returning communication in a timely manner/ or as previously established.

Please note: If you’ve “inquired on a property” through another Brokerage &/or have agreed to work with another agent, please disregard our offers of service for the duration of your engagement. We are glad to help you with any property in Michigan & Florida as well as nationwide referral screening unless you’ve initiated servicing with another Realtor.
